Protect Yourself from the Unexpected

Routine maintenance is crucial to extend the life of your homes major systems and appliances.  It can also increase the value of your home at the time sale, as well as reduce your exposure to non-covered home warranty repairs.  Like many home warranty plans, ServicePlus plans do not cover routine maintenance or failures as a result of a lack of maintenance. Below is a list of recommended home maintenance tips:

Winter Maintenance

Clean gutters, downspouts, and storm drains
Insulate doors and windows
Store or cover patio furniture
Repair steps and handrails to make them safer in the ice and snow
Have your furnace serviced by a licensed and reputable professional

Spring Maintenance

Clean your kitchen’s exhaust hood and filter
Install surge protectors on your appliances and electronic equipment
Change batteries on all smoke and carbon monoxide detectors
Hire a professional to inspect your cooling system, clean ducts and coils, and change all filters
Drain sediment from hot water heaters and storage tanks

Summer Maintenance

Clean lint and debris from clothes dryer vent pipe
Trim trees and shrubs next to outdoor air conditioning systems
Replace standard light bulbs with LED lighting, which will reduce heat in the home
Change air filters on a monthly basis
Inspect your roof for any damage

Fall Maintenance

Remove any bird nests from chimney flues
Stow your lawnmower and drain all gasoline
Turn off sprinklers and drain all water from pipes
Shut off and drain all outdoor water supply lines and spigots
Clear debris out of window wells, gutters, downspouts, and drains
